They might notice it is freshly painted in pleasing colors, has the requisite number of rooms, a cook’s kitchen and is located in a location with top schools. But what about less obvious parts of the house?</p>
<p>It takes special expertise to determine if the functional parts of a home are in good shape. If you attend an open house, how do you determine if there are plumbing problems, electrical problems, structural problems, drainage problems, the condition of heating and air conditioning equipment and the condition of literally hundreds of other items that could cause concern?</p>
<p>Enter the home inspector.</p>
<p>A home inspector is trained to be a detective in regard to the construction and working parts of homes. It is not an exact science.</p>
<p>The home inspector cannot tear into things, so they can’t always see everything they’d like to. They do, however, come equipped with ladders, strong flashlights, and devices to measure various things related to plumbing, electrical and other necessary home items. Importantly, a home inspector will also typically bring a digital camera to photograph problems such as roof shingles not lying flat, signs of mildew from leaking pipes and construction that doesn’t comply with building codes. They don’t miss much.</p>
<p>It’s a good idea for the buyer to be present during the home inspection. If you ask them to, home inspectors will usually explain how things work to you. This is important as they can show you where cut off valves are, how to remove filters for cleaning or replacement and tell you how often various maintenance chores need to be done. This information can be very valuable if you ultimately purchase the property.</p>
<p>It’s also a good idea to ask the home inspector if there are any particular tests they would perform if they were buying the home. For example, radon gas (a colorless, odorless gas which is a carcinogen) can be a problem in some parts of the country. It can be detected, measured, and, if levels are above EPA standards, there are procedures to deal with it successfully. A home inspector can help identify such issues for you.</p>
<p>It’s easy to see that a home inspection can provide a wealth of valuable information. While it is easy to fall in love with a listed home, a home inspector can be the key to avoiding disastrous discoveries down the line.</p>

			<content:encoded><![CDATA[<p>Home selling tips are everywhere – some suggesting things you might never thought of, some are general ones you’re likely to find everywhere. But just because they’re common doesn’t mean we should stop making them. Here are some home selling tips of our own:<br />
·    When putting out your advertisement, never use the words &#8220;asking&#8221; or &#8220;negotiable&#8221; with your selling price. This will only make it seem like you’re not sure of the value of your home. Why bother setting the price in the first place if further negotiation is likely to change it anyways?<br />
·    When preparing your house, try to look at it from the buyer’s point of view. Would you want to buy a house like your own?<br />
·    Unless you’re sure you’re up to the challenge, hire a good agent and attorney to do the home selling for you. It may cost more, but it can save you a lot of pain.<br />
·    Make sure you have a full Multiple Listing Service coverage – this is a powerful tip to remember. Multiple Listing Service is the strongest selling tool for your home. Some people would not even advise you to check for any offers before you see you home on MLS!<br />
·    Home showings through an open house is a good idea, especially if you live in a small town.<br />
·    Getting your clutter out of the way will not only improve the home showings, but also makes it easier for you to pack your things<br />
·    Finish off whatever new constructions you’re applying with your house. No buyers would want to finish what the seller left off!<br />
·    When negotiating with the buyer, throw your bad mood away. It’s hard to discuss price when you’re still upset about the buyer’s plans to cut down the tree you love. Maintain an interactive discussion and build up trust. Even if the offer doesn’t work out, keep up a good impression.<br />
·    Don’t let buyers’ offers sway you – consult with your attorney about the price offered. Usually there’s  a period of three days for you to accept or reject an offer. Also be prepared for home inspections, as usually this happens during this stage of the home selling process.<br />
Like I said in the beginning of the article: home selling tips are endless, when you start looking for them. Choose only the tips that would best suit your needs and capacity. And if you still haven’t found one, chances are you’ll find it soon.</p>

<p>Before we come to how to sell you home plan, let we talk about the home plan itself. Home plan is what people need to build their home. Home plan can seem as a complicated thing because you have to consider a lot of factors and try to sort them one-by-one and listing which things that need to be put into your home plan. You have a lot of things that you want them to be as a part of your home plan. However, you have to be very careful in selecting the right composition of your home plan to be a very lovely home.</p>

The best tools I&#8217;ve seen so far are Google Maps (<a href="http://maps.google.com">maps.google.com</a>) and MSN Virtual Earth (<a href="http://virtualearth.msn.com">virtualearth.msn.com</a>). With these online tools, you type in the address of the place you are interested in and a map centered at that address will show up. You can zoom in, zoom out and drag around the map to see what other streets are close and how close this place is to the highway, etc.</p>
<p>You can view satellite images on the Internet. This new service is available at Google Maps and MSN Virtual Earth. After you type in an address, you can choose to view a satellite image of that place. Just like maps, you can zoom to different levels and move around using your mouse. This might give you a more direct feeling on what this neighborhood look like than looking at the map alone.</p>
<p>You can find out what business/services are available around a place on the Internet. With Google Maps, MSN Virtual Earth and Yahoo! Maps (<a href="http://maps.yahoo.com">maps.yahoo.com</a>), after you get a map or satellite image of an address, you can do a local search in that neighborhood. For example, you can search for &#8220;Pizza&#8221; and all nearby pizza restaurants will show up on the map. This way you can get a feeling if it&#8217;d be convenient for dining, shopping or entertainment in that area.<span id="more-38"></span></p>
<p>You can get driving directions on the Internet. Google Maps, Yahoo! Maps and other online map sites provide driving direction services. You type in the starting and destination addresses and they will show you a detailed driving direction with map, total mileage and estimated driving time. This way you can estimate how easy would be for you to drive to other places (such as to work or school) from that neighborhood.</p>

<p>There is another very important job that your air conditioner filter does. It helps to keep dust from collecting on the evaporator coil of your air conditioning system. The evaporator is located inside the air handler and is one of the four main components of any air conditioning system. The air filter is usually located somewhere just before the evaporator coil.</p>
<p>Everyone knows that any dust that passes through the filter ends up back in your living space and can be very irritating to allergy sufferers and anyone else who is sensitive to dust and airborne contaminants.</p>
<p>What most people don’t realize is that your air conditioner filter also serves another important purpose. It also prevents the evaporator coil from becoming plugged with dust and reducing the efficiency of the equipment.</p>
<p>This evaporator coil is constructed very similar to the radiator in a car. Like your car radiator, it will not be able to do its job without proper airflow. I am comparing the evaporator coil to a car radiator because most of us know what a radiator looks like, but an evaporator coil works to cool air as it passes through.</p>
<p>Over time dust collects between the fins of the evaporator coil and can even form a layer on the surface of the evaporator coil fins (like a blanket). This happens over a period of time and can take months and even years to happen.</p>
<p>If your air conditioner develops a problem with ice build up and it was never a problem in the past, there are two probable causes. The evaporator coil is becoming dirty and causing low operating pressures, or you are not changing your air filter often enough.</p>
<p>If you have your air conditioner serviced regularly, the technician should check the coil condition and advise you when it needs to be cleaned. As airflow through the evaporator coil becomes more and more restricted the equipment efficiency begins to decline. This can even cause equipment failure and lead to expensive repairs.</p>
<p>So, cleaner air is not the only benefit you will get from using an efficient air conditioner filter. You will also save money because your air conditioning equipment will perform at a higher efficiency and you will reduce service calls.</p>

Another factor that affects home appraisal values is the land on which the property sits. In prominent locations, the value of land makes the property a good buy – hence in this case could get higher home appraisal values. But if the land on which the property sits is a flood or earthquake zone or near an industrial dumping area, then the home appraisal values are going to be lower.</p>
